This lot for is available for sale in Middlebury and is served by town water, town sewer and is build ready! The driveway has been roughed in and the utilities/services are at the edge of the building envelope. A house design (1860 sf plus a 576 sf garage) has been approved by the HOA (can be changed if you would like to build something different), the only thing left to do is get the final building permit from the town (not a difficult process and it costs less than $1500). The neighborhood is nearly built out so this is one of the last chances to get in! The view from this house is easterly and southeasterly so you can watch the sun rise over the Green Mountains. South Ridge is a neighborhood of approximately 55 homes, nicely spaced with lots of mature landscaping, sidewalks, streetlights (not too many of them though!) and a 7.5 acre public park - Star Pointe Park. It's within very close proximity to public schools, the Trail Around Middlebury, shopping (grocery and retail) and is easily accessible to Route 7 for points north (Burlington, BTV) and south (Brandon/Rutland). The yearly HOA fees are quite reasonable at less than $300/year. There are options for a turn-key build so please ask! Please see the associated documents for the outline of the lot on the aerial photos.
